DEPOSITS, CANCELLATIONS, DAMAGE & RENTAL AGREEMENT
A 25% deposit is taken at the time of booking. The 25% deposit is refundable up to 60-days prior to your arrival date, minus a 3% processing fee. The balance of your stay is due 60-days prior to arrival. In the event you need to cancel within the 60-day window, we will issue a refund only if we are able to rebook the property.
A $5,000 damage deposit is due 7-days prior to arrival. This damage deposit is fully refundable within 72hrs of checkout.
*A higher damage deposit is required for events; the amount will be determined based on the nature and size of event.A signed copy of our rental agreement is required within 24hrs of making your booking.
Standard Amenities: The following items are available at all Surf or Sound Realty properties, even though they are not listed individually: Central Air/Heat, Washer/Dryer, Refrigerator, Dishwasher, Microwave, TV, Standard Coffee Maker, Toaster, and Outdoor Grill. Many homes also have ceiling fans located throughout the home and fish cleaning tables.

If you're looking for the absolute perfect place to spend with your family on the outer banks, look no further than Edgecamp Sporting Club! ... For 3 years we had been planning a vacation to celebration a few milestone birthdays with 20 family members. We looked at a few different locations, and landed on OBX. We found Edgecamp through VRBO and were in complete awe looking at the photos. We are a fun group and knew that we wanted to spend most time together, but also all needed our own space. With a bedroom for everyone, multiple living areas, and beautiful views, we were sold. Upon arriving to Edgecamp we were overwhelmed, in the best way, with the property. The builders and designers did not miss a detail. Gorgeous and comfortable hotel style bedrooms, each with its own balcony, beautiful living spaces on each floor complete with full mini fridges and snacks, amazing eat-in kitchen as well as a working kitchen (which was KEY for our group as we cooked all meals but one in house), and incredible pool area with a wet bar and music to provide for all the fun we needed. To top it all of the location of the home is perfect. The sunsets we watched every night as we ate on our balcony were some of the most beautiful sceneries any of us had ever seen. You also can easily bike or walk to the beach in minutes or take a few min longer ride to the Hatteras Bowls or Alex's Clam Shack for the most amazing local foods. We found this location to be perfect for our group, allowing those that wanted to explore north or south of us to do so in less than an hour. Lastly, Erika, the director of hospitality at Edgecamp, will assist you in whatever it is you may want, no questions asked and with ease. We had booked a chef for one night which Erika helped me take to the next level by arranging a company to create a beautiful tablescape for us. She handled all rentals and any questions we had leading up to and during our stay. I mean this with 100% honestly that not one member of our group had anything negative to say about Edgecamp and our stay. The home was epic! Very clean, modern and functional for large family groups. We loved all the details and care in the home. Our house host was very helpful with our questions and real time questions. Hope to be back soon!
